    Tap in each meter

    One numeric keypad, one room at a time. Electric, then water, then next door. It remembers where you stopped, and it never needs a signal.

    The maths is already done

    Doorbook subtracts last month's reading, multiplies by your rate, adds rent and internet, and has the room's total before you reach the stairs.

    Hand over a bill they can pay

    Each bill carries a payment QR the tenant scans in their banking app — nothing to install on their side. In Thailand, Vietnam and Cambodia the exact amount is written into the code; everywhere else Doorbook shows your own bank or wallet QR beside the total.

  4. 4Close

    Roll the month forward

    Closing the cycle turns this month's readings into next month's opening figures and files the month into each room's history. Then it starts again.

Four steps, twelve times a year, for as many rooms as you own.

Close enough months and the building starts talking

Every cycle you close is filed permanently — per room and across the whole property. Nothing here is a projection: it is what you billed and what actually arrived. Step back into any month you have closed and the figures are the ones from that month, not today's dressed up in an old name.

Works in the basement

Everything runs on the device. No account, no sign-up, no signal needed — which matters, because meter cupboards are where signal goes to die.

No server of ours

Your rent roll, your tenants' details and your scanned leases live on your device and, if you are signed in, in your own iCloud. There is no Doorbook server, no account to create and nothing for us to read.

No tenant portal to administer, no team seats, no onboarding call. It is a ledger you carry, not a platform you operate.

A fee that comes back every month

Parking, rubbish, whatever you charge every room every month. Set it once on the room. You can still change this month's amount while you are at the meter. After that it is on every bill. Pro.

Money that arrived early stays

An overpayment used to vanish when you closed the month. It now sits as credit and comes off the next bill. A tenant who already owes you still owes you, even if you have not read their meter yet.

The spreadsheet that matches the bank

The Excel export now has its own columns for what was already owed, what arrived, and what is still outstanding — so you can tick the book against a statement.

Erasing the book

Wiping everything now asks you to save a full copy first, then holds the confirmation for fifteen seconds.

Rooms, monthly history and photographed leases, backed up automatically and restorable on any device signed into your Apple ID. Ten restore points, so a mistake is never permanent.

Export to Excel

The whole book as one .xlsx: room roster, this month's bills, the last 24 months per room, portfolio summary and past tenants. Carried balance, received and outstanding are their own columns, so the sheet reconciles against a bank statement.
